VALUATIONS

Trend & Thomas Surveyors undertake valuations for a number of purposes in the residential sector. 

These include valuations for:-

  • market valuations and those for specific purposes including:

      a  inheritance tax 
      b  development apprasial

      d  insurance
      e  matrimonial
      f   probate
      g  under the Charities Act rules     

Our experience in undertaking such valuations is second to none and a substantial part of our everyday work.  It requires detailed knowledge of the property market as it stands at the date of valuation and awareness of legislation relating to the particular type of valuation requested.  We are recognised as such by a significant number of national and international lending organisations, banks, building societies, investment houses, housing associations, charities, etc.  We also are well known within the industry and are panelled directly to lending institutions in many cases but also through their intermediary administrators. We would suggest you ask us if we can assist you with both a lender’s valuation and a survey in order to save cost.

We are now favoured with acceptance to the Expert Surveyors Group (ESG) as from January 2011. This is the only UK wide experts' directory designed exclusively for solicitors and other professions who need to instruct a chartered surveyor to provide an expert valuation or property report.  ESG is managed by a team with a track record of delivering CPR complaint expert reports to solicitors from a range of local chartered surveyors throughout the UK. This includes a quality assurance programme and service level agreement plus technical support to ensure consistent high quality standards of reporting.

Their practice areas include retrospective valuation and current market valuation reports for residential properties, reports relating to all types of pre-purchase survey and condition, boundary disputes, dilapidation issues, party wall problems, building defects and other forms of building dispute.

With a single point of contact they can provide experienced chartered surveyors to meet your requirements to expert reports as part of a managed process.
